Staging isn’t theory — it’s real homes, real sellers, and real financial outcomes.

These Edmonton home staging case studies highlight the impact of strategic vacant and occupied staging. It transforms listings. It reduces days on market. It also strengthens offer performance across Edmonton and surrounding communities.

Below, you’ll see the starting point, the staging strategy, and the measurable results.

Vacant Condo in Allard, SW Edmonton

Property:

2-bedroom, 2-bath apartment-style condo in Allard, southwest Edmonton. Vacant.
Average DOM for similar condos in the area: ~40 days.

The Challenge:

Empty rooms felt cold and smaller than they were. The seller was worried about sitting on the market for months and being forced into a price reduction.

Staging Plan:

Focused staging of living room, dining area, primary bedroom, and entry

Warm, modern furniture scaled properly to the space (no giant rental sofas)

Soft textiles, art, and lighting to add warmth without clutter

Clean, neutral styling aimed at young professionals and downsizers in the area

Results:

Sold in 19 days

Achieved 99% of list price

Feedback from showings highlighted how “cozy” and “move-in ready” it felt

Why it worked.

The condo no longer seemed “small and empty.” It started reading as “comfortable, livable, and priced right for Edmonton.” Buyers could finally understand how their life would fit

Modern Condo With a Million-Dollar View (Sold in 28 Days)

Some listings have great bones — they just need help telling the right story.
This downtown Edmonton condo had one undeniable asset: a show-stopping skyline view. But without staging, that view wasn’t stealing the spotlight the way it should.

The average days on market for similar units downtown was sitting around 40–45 days.
This one sold in 28 days — nearly two weeks faster — because we leaned into what truly made the property stand out: the lifestyle.

The Challenge

The condo felt a bit flat and forgettable when empty.
Instead of highlighting the floor-to-ceiling windows and panoramic cityscape, buyers tended to focus on small things — awkward layout moments, lighting, and yes… the toilet seat that was left up in the original listing photos

The Staging Plan

1. Center everything around the view

The skyline became the focal point.
Furniture placement was designed to pull the buyer’s eye toward the windows. The color palette and decor choices also contributed the moment they walked in.

2. Clean up distractions (including the toilet seat!)

Little things matter more than people think.
A staged home feels intentional… not sloppy.

3. Create a relaxing, urban lifestyle vibe

Downtown buyers don’t just want space — they want mood.
We softened the condo with warm textiles, modern silhouettes, layered lighting, and simple styling that felt high-end but livable.

Results

✔ Sold in 28 days — nearly two weeks faster than the downtown average
✔ Buyers commented on how “inviting” and “well-oriented” the space felt
✔ The skyline became the emotional hook that carried the showing

Why It Worked

Downtown condos compete hard for attention.
When you stage for a specific buyer demographic, you’re not just decorating a space. Young professionals, urban couples, or downsizers craving a view are potential targets. You’re creating a lifestyle.

This case was proof, once again, that:

Vacant 2 Bed, 2 Bath Condo — Sold in 8 Days at Full Asking

This West Edmonton condo is one of those projects. It reminds me why strategic staging works so well. This is especially true when a homeowner is committed to the process.

The market in this area was painfully slow at the time.
Similar condos were sitting 5–6 months before receiving serious interest.
But this unit? It sold in 8 days, for full asking price, and without a single price reduction.

Here’s how we flipped the narrative.

The Challenge

The condo was vacant and dated.
Buyers today expect a clean, bright, and modern feel. This is especially true in condos where competition is high. Price brackets are also tight.

Before staging, the unit felt dark and tired, and the finishes weren’t helping buyers imagine themselves living there.

In a slow market, that’s a big problem.

The Transformation Plan

The homeowner booked a consultation, and to their credit — they implemented everything I suggested, which made all the difference.

1. Paint: walls and ceilings → fresh white

Dark, heavy, and dingy colours shrink a condo.
White opened it right up, made the natural light bounce, and gave us a clean canvas.

2. Baseboards + trim → freshly painted

Crisp trim = instant “well maintained” feeling.
Buyers notice this more than they realize.

3. All light fixtures replaced

Swapped old fixtures for simple, modern ones that matched the new aesthetic.
Lighting = mood + confidence.

4. Kitchen & bathroom faucets → replaced with matte black

An affordable upgrade that adds a current, upscale feel without a renovation.

5. Door hardware → matte black

Cohesive, modern, and consistent with the updated details.

6. Full vacant staging

Warm, scaled furniture, art, and textiles transformed the condo from “empty shell” to “move-in ready.”
Vacant staging showed buyers how large the rooms actually were.

✔ In a market where similar condos were taking 5–6 months to move
✔ Showings felt confident — buyers walked in and saw value, not projects

Why It Worked

Because everything aligned:

  • Fresh updates
  • Modern finishes
  • Clean, cohesive design choices
  • And staging that brought warmth, flow, and lifestyle to the space

By removing all the “no’s” and amplifying the “yes,” the condo became desirable. This transformation happened even in a slow market.

Most importantly, buyers didn’t see work. They saw a home.

New home Interior Styling Project

Project Scope:

  • Entryway styling & layout
  • Living room accessories & greenery
  • Dining room centerpiece & styling
  • Decorative accents throughout

Design Intent:

We wanted the space to reflect a warm modern aesthetic. It blends clean lines with wood accents, soft textiles, and curated decor. The palette leaned toward earthy neutrals. It included layered whites and warm wood tones with brass accents. This created cohesion without feeling overly designed.

Design Highlights:

Entryway:
Transformed a tall white wall into a warm welcome moment. A sculptural wood console anchors the space, layered with ceramics and organic florals. The mirror introduces soft curves to offset the room’s linear geometry, and brass sconces add a soft glow.

Living Room:
The client chose a streamlined taupe leather sofa. We softened it using cozy, textured pillows. We incorporated a mix of warm, neutral tones. Greenery adds freshness while the layered area rug and table decor bring in depth.

Dining Room:
We created a custom centerpiece using textured glass, burgundy pampas, and organic branches. This styling moment serves as an anchor. It also acts as a conversation starter. It does this without interrupting the clean sightlines of the open-concept space.

Design Approach:

Rather than overfurnishing, we let the architectural features shine and supported them with purposeful styling. Every decision, from vase shape to sconce finish, was made to enhance comfort. It was important to reflect the family’s taste. We also ensured cohesion throughout the home.

Client Response:

This is what I was waiting for! I love your style and how you put things together. Thank you!
