You receive practical staging guidance, dependable communication and a clear process that helps keep everyone moving in the same direction. Our Edmonton Home Staging services are designed to make your property stand out.
Whether you need support for one property or want a consistent staging process across your listings, we can build an approach that works for you and your clients.
Give Your Sellers a Clear Plan Before Listing Day
Sellers are often unsure where to begin.
Should they repaint? Remove furniture? Replace lighting? Clear every countertop? Hide half their belongings in the garage and hope nobody opens the door?
Bringing in a professional home stager early gives your clients clear priorities before the pressure of photography and listing day sets in.
I help your sellers understand:
- Which improvements are worth completing
- What buyers are likely to notice
- Which furniture and accessories should stay
- What should be removed, rearranged or updated
- Where their time and budget will make the greatest difference
- What needs to be finished before listing photos
- What can remain as it is
Your clients receive practical recommendations based on their property, likely buyer and local competition. You remain informed throughout the process, and everyone knows what needs to happen next.
Home Staging Support for Edmonton REALTORS®
Choose the level of support that fits the property, seller and listing timeline.
Walk and Talk Staging Consultation
A room-by-room consultation that gives sellers clear verbal recommendations and a prioritized plan.
This option works well for clients who are comfortable completing the preparation themselves and need professional direction before getting started.
Best suited for:
- Owner-occupied homes
- Sellers preparing several weeks before listing
- Clients who want to use their existing furnishings
- Properties that need editing, rearranging and finishing touches

Written Staging Consultation
A detailed property assessment followed by a written room-by-room report.
The report gives sellers an organized reference they can follow at their own pace. It can also make it easier for REALTORS® to check progress and support the client before photography.
Best suited for:
- Sellers who prefer written instructions
- Larger homes or properties with several preparation needs
- Remote sellers
- REALTORS® who want a documented preparation plan
Pre-Listing Assessment
A final walkthrough before photography or MLS launch.
This assessment identifies unfinished details, styling adjustments and anything that could distract buyers in listing photos or showings. It is especially helpful after a seller has completed an earlier consultation.
Best suited for:
- Final photo-day preparation
- Confirming that priority recommendations are complete
- Catching small details that are easy to overlook
- Giving sellers and REALTORS® greater confidence before launch
Owner-Occupied Home Staging
Hands-on styling using the seller’s furnishings, supplemented with carefully selected rental pieces when needed.
The focus is placed on the rooms and views that will have the greatest effect on buyer perception, listing photography and the overall showing experience.
Vacant Home Staging
Strategic furniture and accessory placement that helps buyers understand room size, layout and function.
Each staging plan is created for the property, price point, likely buyer and neighbourhood. The result is a home that feels intentional, welcoming and easier to understand online and in person.
A Consistent Process for Every Listing
My staging process follows five stages:
POSITION
We begin with the property, location, price point, likely buyer and local competition.
This helps determine how the home should be presented and where staging resources will have the greatest effect.
DESIGN
I create a practical staging plan based on the home’s strengths, challenges and most important selling features.
Recommendations may include editing, furniture placement, colour, lighting, repairs, styling and rental inventory.
PRESENT
The property is prepared for photography and showings with attention to scale, visual flow and buyer experience.
Each room should have a clear purpose and support the story being told through the listing.
MOMENTUM
The goal is to give the listing a strong, prepared launch.
Clear presentation can help buyers understand the property quickly, reduce uncertainty and make the listing easier to remember after several showings.
MEASURE
When sale information is available, results can be reviewed using relevant performance indicators, including:
- Days on market
- Sale-to-list ratio
- Local or property-type averages
- Price adjustments
- Buyer and showing feedback
These insights help build a more informed staging approach for future listings.

What I Bring to the Partnership
Clear, Seller-Friendly Guidance
Preparing a home can feel overwhelming. I explain recommendations clearly, establish priorities and help sellers focus on the decisions that will have the greatest effect.
Reliable Communication
You stay informed about appointments, recommendations, staging plans and important changes. Clear communication helps prevent last-minute surprises and keeps the listing timeline moving.
Strategic Property Presentation
Every property is evaluated individually. The plan reflects the home’s features, likely buyer, listing goals and the way the space will appear in photographs.
Respect for Your Client Relationships
Your seller is your client, and I treat that relationship with care. My role is to support the listing process, provide professional guidance and help your client feel prepared.
Real Estate Experience
I have been a real estate investor in Alberta since 2006. That experience shapes how I approach timelines, budgets, property decisions and the practical realities of preparing homes for market.
Professional Staging Credentials
I am a CSP International Staging Training Academy graduate with honours, and an Accredited Real Estate Staging Professional.
Edmonton Staging Results
Every property, seller and market are different. Previous results cannot guarantee the outcome of another listing, but they can show how professional preparation has supported local sales.
West Edmonton Two-Bedroom Condo
Following strategic updates and vacant staging, the condo sold in 8 days at full asking price during a slower condo market.
Allard Two-Bedroom Condo
The vacant condo sold in 19 days for 99% of the listing price. Comparable apartment-style properties in the area were averaging approximately 40 days on market.
Edmonton Downtown Condo
Staging focused attention on the skyline view and improved the way the property presented online. The condo sold in 28 days, approximately two weeks faster than the local average.
Anderson Way SW Condo
After the seller completed the staging consultation recommendations, the property sold in 8 days.
A Partnership Works Best When We Start Early
The strongest preparation usually begins before the photographer is booked and the MLS date is breathing down everyone’s neck.
Early involvement provides time to:
- Prioritize repairs and updates
- Work within the seller’s budget
- Schedule trades or rental inventory
- Complete decluttering gradually
- Address challenging layouts
- Plan photography around completed work
- Reduce rushed decisions
Even a short conversation before the listing appointment or seller consultation can help identify the right level of support.

Frequently Asked Questions
When should I bring a home stager into the listing process?
Ideally, staging should be discussed before photography is scheduled. Earlier involvement gives sellers time to complete recommendations without feeling rushed and allows staging decisions to support the planned listing date.
Do you work directly with the seller?
Yes. With the REALTOR®’s introduction, I communicate directly with the seller to arrange the consultation, explain recommendations and answer questions related to preparing the property. I keep the REALTOR® informed throughout the process.
Can you work with the seller’s existing furniture?
Yes. Owner-occupied staging often begins with what the seller already owns. Furniture and accessories may be rearranged, edited or supplemented with rental pieces when that will improve the presentation.
Do you provide vacant staging?
Yes. Vacant staging plans are created according to the property, likely buyer, price point and most important rooms. A custom proposal is provided after reviewing the property.
Can I purchase a consultation for my client?
Yes. REALTORS® may arrange and pay for consultations as part of their listing service. We can discuss the most appropriate consultation option and booking process for your business.
Do you offer preferred REALTOR® pricing?
Partnership arrangements are based on the services required, expected listing volume, scheduling needs and level of ongoing support. We can discuss an arrangement that is clear and workable for both businesses.
How much notice do you require?
Availability depends on the service and time of year. Booking early provides the best scheduling flexibility, especially for written consultations, vacant staging installations and properties with firm photography dates.
Which areas do you serve?
Stage and Style by Leigh serves Edmonton and surrounding communities, including St. Albert, Sherwood Park, Fort Saskatchewan, Spruce Grove, Stony Plain and Morinville. Please contact me about properties outside these areas.
Can you help with an unusual property or difficult layout?
Yes. Challenging layouts, unclear room functions and distinctive properties are exactly where a staging assessment can be especially useful. Send the address, MLS link, photographs or floor plan, and we can discuss the best approach.
