What Staging Really Delivers: My Real Edmonton Stats & Why ROI Isn’t Just Hype

Modern Living Room Edmonton
From empty to functional

Let’s just get real for a minute. When someone asks me if home staging is worth it, I get it—it’s not just about tossing cushions on a couch or making things Instagram-pretty. It’s about strategy, timing, and making sure your listing doesn’t sit and stall. It’s about results.

So instead of giving you generic industry stats (though I have those too), I want to show you what I’ve personally seen here in Edmonton, Sherwood Park, and nearby.

What My Staging Clients Have Actually Experienced

Here are the real outcomes from just a few properties I’ve staged over the past year and a half:

  • 🏡 Sherwood Park home: Provided a virtual staging consultation of just $199. Sold in 4 days. Not only that—it sold for $41,000 over list price.
  • 🏡 Edmonton condo (99 Ave): Listed at $200K, sold for $195K. Not huge, right? But with a staging cost of only $1,541, the presentation helped move it in 28 days—where similar units sat for months.
  • 🏡 Anderson Way condo: Staging consultation with client for just $199. Sold in 8 days, only $5K below list. That staging return? 6,700% ROI.
  • 🏡 James Mowatt Trail: A vacant unit staged for $1,711. Sold in 19 days, only $3K under list—at a staging cost that paid for itself multiple times over.
  • 🏡 206 St NW: This occupied property was staged for $2,500. It sold in 31 days for $8,900 below asking—but presentation still helped it move in a tough pocket.

So… Does Staging Always Mean Over Asking?

Nope. And I won’t pretend it does. Every home, every market, every season plays out differently.

But what I can say from experience is this: staging consistently helps listings move faster, photograph better, and connect emotionally with buyers. That’s what gets showings. That’s what starts offers.

And sometimes? It results in tens of thousands over asking—like we saw in Sherwood Park.

And sometimes the ROI isn’t in sale price, but in time saved on the market. For instance, the example of Anderson Way:

Scenario:

  • Staged home sold in: 8 days
  • Average DOM (Days on Market) in Edmonton at the time: 42 days
  • So, staging saved 34 days on market.

The Cost of Sitting on the Market

Most homeowners and realtors don’t realize how much it costs to keep a property listed. Here’s what’s usually racking up:

  • Mortgage interest: ~$30–$50/day (conservative)
  • Property taxes, utilities, insurance: ~$15–$25/day
  • Mental load + risk of price reduction
  • Lost momentum + buyer perception (“What’s wrong with it?”)

Let’s be conservative and estimate $50/day in carrying costs (this is very modest for Edmonton — especially if vacant homes are staged + heated year-round).

ROI Based on Time Saved:

  • 34 days saved × $50/day = $1,700 saved
  • Staging Consultation cost = $199
  • Final ROI: 854%

Just by selling faster than average.

The Big Takeaways for Edmonton Realtors, Homeowners & Builders

If you’re trying to sell faster and smarter, here’s what you need to know:

~ Staging isn’t about decorating. It’s about positioning—helping buyers fall in love, feel the layout, and visualize the lifestyle.
~ Days on market matter. Several of my recent projects sold in under 2 weeks. That’s huge when every extra day costs utilities, taxes, stress, and risks of a price drop.
~ Vacant = cold. Three of the staged condos were vacant—and staging gave them warmth, life, and flow that buyers don’t get from empty rooms.
~ ROI is real. My staging investments have ranged from $199 to $2,500—and the return in most cases was 200% to 854%+.

What I Offer (and What You Can Expect)

I won’t oversell or over-stage. You’ll always get a plan that fits the property, the buyer profile, and the market moment. I’ve worked with:

  • First-time buyer condos in the $160K–$200K range
  • Move-up family homes
  • Builder specs looking for faster absorption
  • Listings that sat for weeks with no bites—until we staged
